Session Description: The apartment industry relies on proper identification to engage in a rental contract with an individual. The most relied on document to prove one's identity is a state driver's license. But ID thieves rely on the lack of knowledge of rental agents to be able to identify a fake ID. But we do background checks! An ID thief can steal the personal information of another person who has outstanding credit. Put that information on the rental form. Then to become that person fake ID is made or bought to assume their identity. The back ground check company can only verify the information provided by the rental agent. They have no idea who the person is in the rental office applying for an apartment. The federal government implemented the Real ID Act in 2005. Which set standards for states to implement security features on their state ID's. These security features are unknown to the rental industry as well as most industries. By recognizing a fake ID, a fraudulent rental application can be stopped before move in occurs. I will teach TAA members how to recognize the common security features used by all states by either using the naked eye or some simple technology. I will show TAA members how ID thieves try to circumvent these security features.
Learning Objectives:
