This paper will take you step by step through writing a complete O and M plan that anyone can understand. From the Engineer who designed it to the Condominium Association President that is now left to manage the device. We will begin by creating a Site and BMP specific plan that clearly details the BMP as it lives. Nearly any BMP can plan can fit on two sides of an 8/12 X 11 Sheet of paper if its done right. We will start our plan by Including a site map map clearly detailing: • The location of each BMP • Curb Cuts and Forebays • Contributing areas • Emergency overflows • SAFL Baffles • Isolator row or sumps • Clean outs and inspection ports • Drain tile and any associated piping • Screens or filters • Relevant drainage structures This first page of our plan will also include a relevant detail labeling structures and features so they correspond with the inspection activities outlined in page 2 Once we have the plan the inspection form is a breeze, no more long redundant check lists with to be simply answered yes, no or "Not Applicable" Questions. We will simply look at the BMP and outline the important questions: Inspection Frequency (How often we visit) Inspection Activity (What to look for) Regiment for cleaning (How and how Often) Observations (What did I find see or smell…) Maintenance Actions (What should I do and when) Maintenance Required/Completed (Who did what and when) Upon completion of the session attendees will be able to create their own Operations and Maintenance Plan that a plan even the presenter can follow.
